Just had a general question for those investing in the greater Boise, Idaho area. I've been expanding my boundaries a bit and have come across some great deals! I have one secured under contract. But my question for you all is how far outside of Boise are you willing to look for a good deal??

Great single family home in good condition located in Mountain Home, ID (outside of Boise). Built in 2009 and is currently a 3bed/2bath. But the bonus room was originally meant to be a fourth bedroom and can easily be converted back into one, thus putting the market value of the home at $155,000! The house sits on a corner lot in a very family-friendly neighborhood. After paint touch-up, carpet, and the room conversion you're looking at a $35,000 potential profit! Hi all, 

I'm in the Boise, Idaho area and am involved with wholesaling. I typically do not wholesale a home for anything less than a 25% instant equity profit for the investor (although the percentage varies depending on the area the house sits in). I've turned away deals at a 20% discount that currently also have renters in the homes. Just because this doesn't match what I want, does't mean everyone else has the same criteria. So I wanted to put this out there for those investing in this area and just see if these sort of deals may match what you are looking for.
