Dave, I'm referring to the Oct payment. It was due on Oct 1, late fees begin accumulating on Oct. 5, they paid rent on Oct. 10 but did not include the full amount of late fees. I have now sent two reminders.

Hello! My tenants in a Seattle townhouse were late on their rent last month, and per the lease, they owe a late fee. They have not paid it. What's my recourse? I'm looking for Seattle-law specific answers. Thank you! 

@Yohannes Kifle That's right, but there was a politician in Seattle who was pushing to have that changed. As I mentioned, I haven't heard anything about it recently, so hopefully she's not pursuing it anymore.

Regarding the tenant laws, the only issue I'm aware of is that there was some discussion recently about passing rent control in Seattle. I don't think it's gone anywhere, but perhaps that's what the realtors were referring to? http://crosscut.com/2016/02/sawants-rent-control-p...

Hello BP community,

I am looking for recommendations for a commercial broker in the South Seattle area. I am looking for a 4-10 unit property, possibly in the Lakewood/Tacoma region. I would prefer someone who is both an investor and a broker. Thank you in advance for your help!
