Thank you all. after speaking to an attorney, his recommendation was that both note and deed of trust can often be prepared and done through escrow company. Since our terms are very straightforward we will draft documents and then record with our title company.

Hello,

I have a property under contract and decided to raise private money to fund this deal. I found an interested investor and we agreed on terms. Loan will be secured by deed, no points, monthly payments deffered until home is flipped and sold.

How do I execute from here? What should be the next steps? Do I need loan servicing company or could we sign a promissory not and handle deed through Escrow? Not exactly sure. Any help would be appreciated. Thank you!

I'm closing in 3 days on my first flip. Everything is going great so far, but I can't find a reasonable insurance. I budgeted $100 per month on 1500 sq ft home and all quotes that I'm getting are $500 and more per month Here is what insurance companies are saying:

"Most of our standard markets have declined to quote because they don’t like writing vacant homes especially when you are flipping it."

Should I not mention that home will be vacant or that I will be flipping it? I did not think that insurance would be a problem. I'm in CA. Any help would be appreciated.
