I know that seeing certain things in a property can indicate potential issues with the property.
What types of visual signs do you look for, during your walk through of a property, that might be indicators of possible issues with the property?
What things have you seen that have alerted you to issues that would require repair and/or replacement?
Also, if you are able to share any recommendations regarding search terms and/or threads that could prove helpful as I research this topic, it would be greatly appreciated.
I am looking forward to gaining the wisdom and knowledge needed to successfully provide families with access to quality housing. I look forward to connecting with many of you who have already acquired and managed rental properties. Thank you in advance for all of your assistance. Please have an incredible day!

I am interested in learning more about the pre-foreclosure and foreclosure process in Texas? I want to connect with those who are doing pre-foreclosures and and foreclosures in Texas. If this is you or if you would be so kind as to refer me to BP members that I may follow and/or connect with who are actively engaged in these areas, I would appreciate it.

@Manolo D. Thanks! I am aware of the rebate programs but there is likely something that I can learn by googling for further information.

@Justin Fox Would you share your reasoning for using spray foam in the rafters and batting in the walls? Are you stating that this strategy costs about two (2) times the amount of using batting throughout?

@Kyle H. Thanks. Would you mind elaborating on the type of spray insulation that you are using? Have you found that using such insulation provides for significant savings?

Energy Efficiency Tips and Strategies
I am interested in learning about great energy efficiency tips and strategies that can be implemented during the remodeling process. While I am on this journey of exploration, I am also examining the best ideas for making new construction more energy efficient.
Would you please share any resources that will help me in this process?
I am looking at information by searching here on BP. There may be some postings here on BP on this topic that you highly recommend and are willing to share.
I also welcome any information regarding reading materials, videos, magazines and any other resources that you recommend that I consider. I would also appreciate any proven strategies that you have personally implemented. Thanks!

@Victhor Soares You shared that you “bought and managed” your “own new construction home project”. Do you mind sharing what this entailed and what was involved in this process?
Did you manage the construction workers employed/contracted by the home builder?
Did you receive any discounts for managing and significantly contributing to the building process?

@Victhor Soares Congratulations. I see that you were very hands on in this project. Do you have prior experience in the construction arena or did you learn as you went along? Also, please share information regarding the tile that was installed on the shower walls. Thanks.
