We have a couple who is interested in our rental house. They have 3 kids. Both parents have some upcoming work obligations that will require them to be away from home for an extended period of time, so what they want to do is have the wife's parents stay in our rental house for a while to take care of their kids (get the kids to school, go to dr appointments, etc.). The couple will be responsible for paying all the rent. The wife's parents will not be contributing to the rent, but will probably live there around 9 months.

We will be having the couple apply for the rental through Cozy, but we're not sure if we should have the wife's parents also apply, and/or whether we should put them on the lease? What do you all think?

Thanks guys! I agree, definitely want to cya. I just spoke to our PM and told him to proceed with having a second handrail installed.

Our PM told us that one of our tenants said she has been slipping on the stairs. She asked if she should get a runner rug to put on the stairs, or if there's a better solution. The carpet is still fairly new, so it's not worn down or anything, and no other tenants have had this issue in their units. The stairs are the type where there is no riser between each step; each step is separate, with a small gap between them.

I think a runner would actually be dangerous because then she would have a carpet-rubber interface that wouldn't have much friction. Our PM suggested maybe adding a railing to the other wall, so there would be railing on both sides.

Any ideas here? I don't know if the tenant is wearing smooth-bottom slippers or something, but I don't think we can tell her what shoes to wear. I figure we should probably do something, though, so she can't claim we didn't address the issue if she does slip.

Got it, thanks! I just remembered there's a great eviction attorney here in CA with free forms on his website. I just checked and he has a roommate addendum form, though it's set up to have a new tenant replacing an old tenant in a roommate situation, but it's a good starting point that I can use to write an addendum for our situation.

 So should the deposit only go back to the original tenants? The husband will not have any rights to it?
