At a minimum, I'll stick to buying land or a house outside of any city limits, and without an HOA (or restrictive CC&R) to make zoning/laws a little easier to manage (in theory).

Hey Peter, Vancouver, WA has a local investing group that would be helpful to you. Look up REVIN on facebook and join the group. I would talk members in that group to get more info about local areas.

5) Consider meeting with a few agents in your area even if you are just getting started! An investor friendly agent can do all sorts of helpful things, like setting you up with a search for properties or connecting you with folks who have recently done deals like the ones you want to do.

6) Consider analyzing a deal or two in your local market, just for practice, with a free use of our Rental Property Calculator (or other calculators).

I definitely feel like I am in the right place. Everyone has been very nice and helpful. I have been learning about house hacking and have been looking on Redfin and Zillow to just practice running some numbers for house hacking. @Tony Ngo has been explaining the financing side of it and I don't have the captial nor the income to qualify for a conventional loan (FHA). Is there any other ways I could get financing for a multi-family property?

Find some guidance, work as much as you can, live off of nothing, delay gratification, and think long term. Slow and steady still wins the race. My advice for you right now is to maximize your post-college income opportunities. Real estate investing is a lot more fun and a lot less stressful if you have a good W2 or self employed day job income. It is somehow not popular to say that it takes money to build and scale a real estate portfolio.
