The contract with the realtor is likely an exclusive right to sell agreement. I assume you want to write a contact (make an offer) to purchase the property. You will use Texas promulgated forms. Submit them through your buyers agent or the listing agent, preferably the former since it sounds like you'll need representation.

I looked into MATs a long time ago. Not only can be a very labor intensive business, there are a ton of things you need to watch out for if you've never been in the business.

My favorite line is when they tell you it's a cash business so they don't report all of it. Everyone will tell you to only pay on the reported net, but how would you know if the owner was even remotely telling the truth. Does it matter? It might if you think you'll have a windfall or instantly be able to increase cash flow because you'll report everything.

So how do you even begin to tell if she's BSing you? You can start by comparing how much water each working machine uses per load against the water/sewer bill. Then cross reference that against electricity consumption, accounting for dryers, lights, vending machines, etc. Sounds complicated? It is, and I am not even a novice at this stuff.

Check out forums like coinwash.com. BP rocks, but I think you'll learn more from actual Mat owners than you will here. You should be able to get answers to your financing questions there as well.

@Jerry - There's a difference between what you mentioned in your post and what I failed to mention in mine. I fully understand the benefits of working with others in business. My gripe is with those that have little to no intimate knowledge of a deal yet market it like it's their own. These birds suck whatever life might be left out of it -- Vultures indeed!

Had not used it.

I looked up one of my target cities. Found the following:

median home value is $40k (40%) higher than my target ARV
median rent is $113 lower than my target
median annual household income is $854 less than target
median annual household income times .75 divided by 12 divided by 3 is $136 higher than median household rent (Another way to look at it, gross median monthly income is 4x target rent. Very Nice!)

Of 75000 homes and apartments
71% are SFR
48% are 3 bedroom
62% are w/in my ARV range
70% are 1970 or newer

All in all a very nice confirmation of why I chose to target this particular city in the Dallas/Ft Worth metroplex.

Claims not to have a key. Ask her to call a locksmith to open the house and provide you with a key. She can pay by cc over the phone.

While you're at it, ask if you can get the mail for her so it doesn't get lost. Maybe you can find that mortgage statement she's not getting. OK, before all the legal beagles start flaming me, I didn't say open her mail.

I put daisy chain wholesaling in the same category as people that try to "wholesale" properties found in MLS. What value do you add? NOTHING!!! Go find your own deals. Sorry, rant over.
