Knock on her door, if no response, text and sent her a letter you are not renewing her lease, watch how fast she responds.
Truth. I can get over there when I think they'll be home to hand deliver and talk. She texts me all the time with anything that's happening on the property and I always respond promptly. So rude.

It was not a formal letter. I sent a text (how we typically communicate) and then I sent the new lease to review through DocuSign. So I should send a formal letter for increase in rent along with the new lease to sign via Certified Mail and another one First Class?
Local law states that rents can be raised with 30 days notice or frequency of rental payments. They pay month to month.

The lease only states how the tenant should give notice- which is 30 days- "
"To give thirty days written notice by registered mail or hand delivered to management prior to vacating said premises and to permit prospective tenants the opportunity of reasonable inspection"
This was the lease the former owner used- so I just adopted it and was going to implement the standard Massachusetts lease with the new signing (gotten here on Bigger Pockets).
I'm giving more than 30 days at the moment. And she IS month to month- So I guess I'll give this week to ignore me more and then at the end of the week I will let her know she needs to inform me no later than May 1, 2024 if she is staying or going.
Her rent is WAY below market value- they pay 1300 for a 3 bed- heat included. So fair market is 1766 without heat- so I'm upping her rent to 1750 (cutting them a little break). They also have a garage and basement access...and trash removal etc. Also I put in all new appliances for them lol.

True. Good point. I wouldn't want them to be discourage or stressed and then leave. I guess I'll be counting this as a blessing.

yes, I could have them move out. maybe I'll just wait until they are ready to go on their own as long as they are continuing to pay their rent. Just wanted to get creative is all.

Yeah, I'm not planning on living there- the idea is to have my tenant house hack- and I can do the maintenance... short term turnovers. And she would benefit by having a lower monthly rent. I would benefit by having more income from that unit. The current tenant and I would coordinate which days she would be there- so there would be no surprise friends on the couch lol. Just an idea that I had today- wanted to be thinking outside the box on how to make the most of my units.

I'm closing on a 4 unit property this month. One of the units has a tenant who is barely ever there. It sits empty most the time. I don't mind this- less wear and tear, however I'm wondering if it's possible to house hack a property that someone else is renting. How would you try to convince your tenant to let you house hack? Deal on rent? I plan on furnishing their space (currently is Blahhhh)... so they would also be benefiting from getting a furnished apartment. Do you think this is possible? I'd just love to make more money on this unit if possible.

Congrats! I'm in the process of buying a 4 unit for 300K in Western MA... which is 75K per unit. I love that you broke down the purchase price into each unit. This made me feel even better about my deal. Thank you!

I was thinking of putting up a teepee or yurt out back deep in the woods... with composting toilet etc for a glamping situation- there's not much like that around me. I haven't looked into regulations- I've only looked into insurance of that situation, and it's def challenging. I should def look into the towns laws about that then! Thank you!
also, didn't think about air bnb with a multi family! Good idea! That'll make me open up my mind a bit more when looking for properties.
originally I was thinking buying multi family first and renting it all out. I dont really want to house hack because my current rent is insanely low... so I dont want to leave my current living situation. But I'd love for the multi family to be completely rented out and make some money for managing the property myself. So maybe that's still the first step to make.
