Wow sorry to hear that - sounds like a tough situation but great that Justin is helping out so much.
I had a question about crime rates in the area - is it a low crime area? Can you share what some of the crime rates are in that area?
As someone thinking about getting a turnkey investment, I'm trying to understand all of the various factors I should be aware of.

I'm curious to know more about why the real estate investment couldn't be treated as a business expense?
Presumably if you were in the business of real estate investment, the purchase of a property would be a business expense?

Wow thanks @Ali Boone - that's super helpful. I'm sure I'll be spending a long time trying to figure out how to make sure to get a good PM once that time comes. That seems like one of the biggest factors in actually pulling this off successfully.

Thanks @Jo-Ann Lapin!
Thanks @Larry Fried - wow that's a big resource! I'm listening to the podcast now that's been a great way to start to wrap my head around things. Still not sure what keywords to get alerts on but that's a neat feature and I'll be checking it out once I get a better idea of what I'm looking for!

Thanks @Matt Motil - yeah I also found that calculator software and a sample deal that was analyzed by one of the board admins. So many resources on this forum! Just barely wrapping my head around all of it. Thanks!

Hey Samen, yeah I figured a screenshot would be better. I know that sometimes forums discourage new members from posting links (to prevent spam) and I just joined this forum the other day.
Also I since discovered the forum category on here where they specifically analyze deals and realized that would probably be a better place to look for this kind of thing.
Thanks!

I keep coming back to this site:
http://www.realeflow.com/
it seems to have everything I would want/need but unless
I have someone I know tell me it's the best thing since sliced cheese considering the pricing : http://www.realeflow.com/signup.html
I'm ok with paying that much 1 time for a great program, I just can't understand why I would pay 3k down and almost $200 a month.
Hey Nick that looks pretty interesting. As a software developer and tech founder who is starting to think about getting into buy&hold rentals, I keep thinking of technology angles on this market :)
I was thinking something like this would be amazing - properties that are pre-vetted and analyzed by professionals so that as an investor, I don't have to do any of the guesswork myself on whether it's a good property, whether repair estimates are accurate, whether it will be easy to rent at the estimated rents, etc, etc., I think it would be a no brainer.
If you're looking to invest $25k or $30k in a rental, paying $100/month for a high quality data source I think would be a no brainer.
Do you know whether realeflow actually works as well as advertised?
