Typically college students are abusive on rentals. If you are more specific about who you rent to... It might be a better situation. I realize that you cant discriminate against who you rent to but some types of college kids are better to rent to than others. I had professors when I was in college that would only rent to grad students because they are typically more responsible and will rent for longer.
