What about Air Bnb in the area?  Could you work out a 30 to 45 day stay in a place, rent a storage unit and put most of you belongings there and just keep what you need?  That way you aren’t technically moving twice, just packing and unpacking once.  Also might be cheaper than a hotel??

But very much agree with @Steve S. that its easy to repaint if the buyer wants another look and that it looks very clean.  There is a definate wow factor with a well finished white cabinet, good countertops and backsplash, just like the picture from @Sam Shueh  Remember kitchens sell homes!!!

I think it really all depends.  What kind of house do you have?  Does it have more of a traditional or contemporary feel to it?    I think that it really depends on the look you are going for and what kind of neighborhood you are in.   Painted cabinets are becoming more popular now-don't think it has to be a sterile white but a soft neutral grey could work if you have the right countertops and backsplash.  

You can really just pick up any home decorating magazine to see what is popular now and ideas that might work for your kitchen.   Do you have pictures of your rental and what countertops do you have?  Also is there a big price difference between refacing or painting?  

White cabinets are, in my opinion, not just a female thing but a one of many different styles thing :  )    And if you don't do the white cabinets the right way, they can look on the cheaper side....

Hello @Marc Middleton, appreciate your reply!  I am looking for conventional financing, single or multifamily homes B property with value add (but qualifies for conventional financing) opportunity.  Price range would be less than 100 K-the area I am looking at is more of a smaller town by a hospital.

Hello!   I am interested in investing in Herkimer County, Little Falls, NY.  Anyone have any recommendations for real estate agent, broker, and property manager?  I’ve looked on Craig’s list and have gotten some info but thought I’d ask the BP Community for input.  Thank you all for you time and hope you have a great weekend!!

Wow.  That invoice might be good motivation for more observant parenting.   Although I understand kids are hard to monitor all the time!!!  Good idea for a screen or gate, would code allow for something like that!  good job getting a second opinion to find the real issue!!!

Wow. I’m in awe of how some people can live in and more importantly create such a horrible living environment where CHILDREN??!!! lived. There are people living in 3rd world countries who don’t have running water, dirt floors, but manage to have a somewhat decent living environment considering the resources they have available.   And that would be a big step up from this environment.  It makes me so frustrated that people who have access to good resources are just too lazy to use them.  I mean, really??!!    You can’t take out the trash?  Call someone if you have a water leak to fix it so your children are safe?  Big props to you for contacting DHS and getting those kids out of there @Nathan G!!
