Im no expert by any means, but if it makes sense numbers wise, then sure why not? just remember that if your just renting it flat out, trailers do have a bit more operating costs (they are not as sturdy as a house, you've got skirting, walls are thin, roofs leak more easily, ect, ect.) Just what ive learned from taking care of mobiles my who life. But an interesting thing I learned on podcast #75 with John Fedro , is how to sell the trailers , or I guess its basically lease to own them. Im not gonna try and explain it cause I don't have any experience doing it, but listen to that podcast it will answer some questions Im sure.

I guess we can thank my parents for the name spelling. And I don't get how SBLC/BGs work. wouldn't it be just as easy to put money in a CD or Self directed IRA. Like I said I don't get all that at all...

wow, there's some good stuff on here! Im just reading through everything I missed. Lots of good opinions from SOOO many different angles.. I guess somebody just needs to hand me 100k now and my life will be complete!! ha ha ha

Yeah, Ben things in oil are gettin skimpy untill after the first of the year, 54 bucks a barrel this morning.  Its a very political business at all levels.

thats it you guys have convinced me.....im gonna give myself 100k close my business and go for it ! Ha ha just jokin but wow, lots of good stuff on here! Makes me feel like an even worse procrastinator than i already am ! ha ha

It seems so much more Common to find a deal like that out east, or in bigger cities. seems like all these 60k to 100k population oil towns I live in are over $100k a door when it comes to multifam.

@Joe Villeneuve Thanks, the seasoning phase is the part that seems like would be agonizingly slow for a broke eager investor wanting to do deals! ha ha ha. Thanks for all the comments guys! I love to see different opinions from different sides of the business.

Robert, I live in casper right now but Ive lived in Crawford most my life and grand junction. As far as your buyers list,  Im always interested in looking at a good deal of course! Casper is just crazy and deals seem few and far between. Very aggressive and lots of big money up here that just swoop everything up.
