BP community - As I am excited to put tenants to my first rental property, I am excited to get my hands on Brendon and Heather's masterpiece on Managing Rental properties. Great information, helped me to refine the lease agreement though I am using a lawyer:-)

I'd update the pictures if the new appliances are installed.  Also, not sure of your market, 1,100 sf is pretty big for a 2BR/1Ba in my area, most are 800sf or so, maybe add something in the written description about how big the apartment is.

Thanks, Renee. I will update the ad with more details on the 1100 sq ft. Yes, its quite large unit.

From a marketing perspective, you'll want to say why someone would want to purchase your product -- more than just "I have an apartment to rent: this is it"  In other words, punch up the description a bit:  Amazing!  Super! Fantastic Location!! New Floors!! Etc. . .

From an investor/Realtor/business owner perspective, I never want to be the cheapest or the most expensive on the market, whether I'm selling or leasing, I just strive to be the best value to my clients/customers -- that guarantees me a steady source of business.

Good Luck -- You'll do great!

Thanks, Dan. Appreciate the marketing tip. I have requested to update the MLS ad.

I know nothing about your market so I don't have much advice except this:

1. Close the toilet lid for pictures.

2. You say it's, "minutes from downtown" but is that driving or walking? Maybe say something like "ten blocks from downtown" or "quarter mile from the business district". That gives more information.

Thanks, Nathan. Appreciate the insight.
