 I'll help lead you based on what I assume Allan is getting at. Consider the following:

Where is the property? - Is it in a growing market, is it in an essential market that is mostly developed?
What does the property look like - Are there utilities in the area? Such as Substations/Switchyards are there T-lines that run parallel to the parcel? How would you classify the area? Commercial, residential, industrial, etc.
What businesses develop in this area - Is this a commercial building area? Industrial? Could it be used for a utility developer? 
What does the current owner do - Are they a developer? If so what kind and why didn't they develop the land.

When looking at land, knowing things like, soil conditions and other subsurface factors are huge for developers. 

Thank you that was helpful! I didn’t mean to sound rude either, I’m just stressing out. The property is currently a residential property but being sold as commercial. He got an offer for 1.3 million to develop it commercially so now he knows that the value of the property is valued commercially. He passed on that offer but has accepted mine. It’s off market and there’s already companies fighting for it so it’s definitely worth a lot. There’s a piece of land on the same block with the same acreage selling on the market for 2.2 million. I didn’t go into this offering a commercial deal. I reached out to him trying  to save the home on it as a flip and residential contract and things quickly transpired into a much bigger ordeal. Now I have the ability to sell that contract for 1.65 but have no recourses in the commercial area. I’ve reached out to local franchise owners of corner lot stores like CVS and Walgreens. This is highly sought after land that companies have been trying to buy since 2006 but he was never willing to sell. Now he’s willing to sell and I need to get ahead with investors before he does decide to list it on the market. I’m selling it cheap at 1.65 because there is a house that has to be torn down and so a $400,000 discount would cover that expense

Alright guys I have an incredible opportunity on my first deal of wholesaling but I NEED YOUR HELP. This is a deal for a commercial lot that I can discount 20% off prices in the same area. 2.59 acres right off an interstate in Fayetteville Ar priced at $1.6 million. The seller has another offer and wants to know what would be done with property. Thank you guys!

I'm an aspiring wholesaler and am currently putting together a call list. I found these three homes in the middle of nowhere on the same road I grew up on. All the homes in the area are owned by home owners besides these three. These three are owned by a real estate llc. Upon researching the company I found that their status is revoked. Would this be a sign that they will be motivated sellers? The houses in question are all dumps and always have been, I just assumed since the company is in bad standing with taxes and all that, they may be willing to sell for a discount. Obviously they were planning on flipping them, clearly don't have the capital.
