If you're not feeling 100% comfortable maybe take some more time to build your team. Shop for and find a CPA, closing attorney, reliable contractor, RE agent, etc. Attend a local RE group meeting and pick a friend/mentor. You might feel more ready to make offers when you know you have knowledgeable people within reach as opposed to feeling alone.

oh ok cool. that's encouraging to hear. i have no undergrad debt so the thought of it is intimidating especially when i hear about people not being able to pay it back. Thanks for your feedback ^_^

Thanks so much for the responses and input.
Ned Carey I actually do want to work for corporate/government real estate which is why i'm considering it. I know it's different from most people on here that are looking for ways not to work lol. But i aspire to be a master city planner/ developer to plan and make changes in communities. But i will definitely take a look into the CCIM program. thanks!
