Ask to have all bills approved by you. The firm we use holds a small amount in case of an emergency, but anything over $100.00 has to be approved. Grant it if a pipe bursts they have permission to take care of this & they will send a receipt showing the expense. Like others have said...call them on it...let them know you will not allow them to over inflate their records. On a side note, it is customary they mark it up by a agreed upon percent, they have to make money so double check your contract to see what the percentage is. It should be clearly stated. Good luck!

We try to do 500.00 however some require as much as 10% down. It is a negotiable item...keep in mind, if you don't fulfill the contract you may lose it. As with all investing research as much as you can upfront.

We sell to many out of state investors. One thing we try to do before the sale is get the future investor with the PM Firm we use. This way the property transfers from our portfolio straight to theirs. Our PM side is a life saver, they work with the tenants, handle crazy hour repair requests & informs us when a tenant is leaving. In 2 years & having a constant portfolio of over 30 houses there was only 1 eviction & they provided us with daily updates. It's well worth the fee you pay. Talk to them, ask lots of questions, give them scenarios to explain how they would handle certain instances, remember the PM Firm works for you. They are interviewing for you...not the other way around.
