I just got home from Chris McClatchey's one day seminar in Milwaukee and it really was awesome!  Got a lot of information and step by step strategies on how to present 3 separate offers to sellers. Love that - options!  Would have really liked to sign up for his program and 3 day bootcamp, from what I got out of a 1 day it would be well worth it if funds allowed.  Looking forward to testing out what I did learn. Anybody else using his T.E.R.M.S.?  Would be interested to see how it's panning out for other.  Thanks.

I know Paul from a local coaching group and he is highly respected at the Milwaukee REIA. I don't post much on bp but I saw his name on the keyword alert for WI and wanted to say hey!

Hi Suzanne!  Thanks!  And yes, pick away!   I bought my list from Listability.   Super nice and helpful there.  I think I spoke with Carol.    I sent out 150 letters at regular stamp price of .47 cents.  I've had a total of 12 responses.   I'm happy to have gotten any activity really.  As I go along I can fine tune what is working and what is not as I also fine tune my approach.  I'm not expecting a windfall right away and know that I need to work this system in order for it to bear fruit, that's why I'm happy to have activity to work with.  I've also heard that you need to "touch" people so many times before they respond.  Hope this helps.  :)

Thank you for your suggestions on my questions.  What do you mean by USP?  Please advise.  Also, the 3 season cottage (tear down) is typical of lake area homes whereas you can have an old cottage a couple lots down from a house built a couple years ago and now selling for 600k.  There are not any recent comps in the neighborhood and it is very much a mixed bag area.  How would I go about figuring an offer?  Any suggestions?

On the disabled owner with the house listed, are you saying I should still offer her a cash deal, or shouldn't that go through her agent?

Will do, just wasn't sure if this is something I should pursue being new.  Thanks again Edgar.

This comment was extremely discouraging.  It was my understanding that the forums were for this purpose, sharing knowledge and experiences.  I have been putting in my time on this.  I am a single mom working a demanding full time job.  I listen to BP podcasts on my way to work and on my way home every day.  All podcasts, even on subjects I'm not necessarily interested in because I learn something out of each one.  I feel like Josh Dorkin and Brandon Turner are personal friends at this point!  I have joined my local rei group and attend meetings on a regular basis.  I read REI books, bought a couple from BP, attend one day seminars and soak up all I can on BP.  Time and again I hear on BP that at some point you have to jump in and just do.  Also, many comment on their experience and mistakes being their best lessons in this business.  I am new and am caught off guard by the mixed bag of replies I've gotten to my direct mail. It took some courage and bucking up to return the calls knowing in my heart that I could very easily get hit with a question that I didn't readily have an answer for. I got past that hurdle but am now looking at situations that don't fit the business model of typical wholesale deals that you read about or hear on the podcasts.  These are not the "run down house, figure ARV, offer 65 or 70% minus repairs and there's your offer".  I just don't want to throw any potentials away because I don't have the know-how to make a deal out of it.  I'm serious about the offer.  Experienced help would be of value to me and I am more than happy to work for someone or share in the profits of what my marketing dollars have brought in.   I've been impressed with the BP community thus far and am hopeful for some help, free or otherwise.

That being said, it looks like you have 2 potential deals right in front of you...

What do you mean by USP?  On the 3 season cottage, there are not any recent solds in the neighborhood.  It's really a mixed bag as is typical of lake areas, you could have a cottage such as this and then a couple lots down there could be a house that was built a couple of years ago for sale for over 600k.  Any suggestions on figuring an offer price? 

Will do!  Just wasn't sure if vacant lots is something I should attempt as I'm new at this.

Thank you for the reply and I now see where I can add that filter to show sold homes. Do you have any other good sources for info that you can recommend?

hi Scott, thanks for the reply. Up north is relative. He's from the Chicago area. He built this house in the 80's as a weekend getaway. It is nothing like the cabins in your neck of the woods. The house is in Elkhorn, in the Lauderdale Lakes area.
