@Matthew Paul

You’re right- they are looking for a softy. They believe if you are the owner that you will be a softy. I can see it in their eyes when they ask. I just stand firm with my requirements.

I have found that nobody reads the complete listing. Do you specify your requirements in your listings? When they contact you, your first question should be “did you read the complete listing, do you meet or exceed my requirements?”
If these people are really interested and meet your requirements, with the way the market is, they’d come at 2am if you told them that’s all the time you had.

I am curious, what does this 55% increase come down to in money? Sounds like it would be a lot. Not sure how people are going to be able to withstand these increases. And it sounds like if you bought an investment property, you could quickly lose any cash flow you had.

@Jason Brown

A lot of elderly people don’t feel comfortable doing anything other than writing a paper check and putting it in the mail. And yes, there are elderly people that rent instead of owning. I personally don’t have a problem receiving a check in the mail.

@Jack Amheiser

Not sure it would be a deal breaker, but people really like having a 2-car garage vs. a 1-car garage or carport parking.

@Jonathan R McLaughlin

Totally agree with you on cleanliness…people love the look and smell of fresh paint!

@Gary L Wallman

I think you hit the nail on the head…gas prices, food prices, inflation in general. People are cutting back on the extras, including vacations.

@Adam Martin

I do believe scarcity is a state of mind too.

@Jeremiah Dunakin

I’m continuing to see houses being built but I’m not sure who can afford them, especially with the interest rates going up. I myself am thrilled with the rate we pay for our primary house and we aren’t going anywhere (for now at least). I’m wondering if home builders are going to be able to sell these all of these new homes. We shall see!

@Patrick Daniel

I see your points. That should mean that a lot of apartment complexes are going to have vacancies they can’t fill. It’s interesting!
