Hey Marc. I live in League City and I am actually closing on a League City house for LTR in two weeks and work with clients and investors throughout the area from here down to Galveston. League City is a fantastic place to invest (but more importantly it is a fantastic place to LIVE, which is what tenants care about), with booming growth that is poised to keep the area strong for the long term - especially as more and more people come to Houston.  Interesting! Honestly this post was really aimed at new users who jump in saying they are new to an area, no amplifying info, and then "lets connect" as if thats going to make people want to know them. The goal was to show them that if they beef up the post with some value, details etc, thats what is going to make people want to build a relationship with them and help them build their business.

How many posts a day do you see on BP, FB, Insta, or any of the other social media platforms that end with "LETS CONNECT!"

TOO MANY. And many go unread, ignored by many, because they really offered nothing in the post.

So many new investors, agents etc, type a very small paragraph offering no value, and ending it with LETS CONNECT, thinking magically people will just reach out to them.

Instead, try this. Write a paragraph that brings others VALUE. "Lets Connect" tells me nothing about you, your goals, or your business. Spend the post letting others see in detail about what you bring to the table for a potential connection, and what you are hoping to build. Give others a reason to click and respond on the post. Go that extra distance, 60 more seconds of typing, and generate better responses that will help you build relationships with others on the platforms. No need to end the post with "Let's Connect" - because the value that you brought in the post is going to make them want to connect anyway.

This can get complicated. I have done this with multiple properties in Galveston Texas and trying to truly takeover the business, and transfer bookings, involves a lot of moving parts.

For transferring bookings, from VRBO, the current owner will have to call VRBO and go line by line through the bookings to transfer them. For airbnb, they do not allow transfers, so we ask the current owner to add us or the new owner as a co-host to the listing to host the bookings. You can set the listing to no new bookings, while you set up your new listing. It is VERY important to deconflict the calendars when you create your new listing. Double bookings are very frowned upon by Airbnb.

Hey Courtney! Glad to see you choosing Houston!

I work with clients and investors form out of state often. I actually got two properties under contract this weekend, one of which is a military family PCSing to the area. I treat my out of state clients like I do my in state, with over the top communication. Transparency and open lines of communication are paramount to making sure someone who is not physically here feels like they are, here. I do live showings on zoom/facetime etc rather than video recordings that way my client is able to provide instant feedback, making sure that we hit all of the areas of the property that are important to them.

Big picture, if you are looking into the Houston area for Multifamily, I would look at the neighborhood websites with school, crime data etc to make sure those areas are where you want to own. There are some areas in town, Galveston island being one, that allow of ADUs on the property, allowing a detached garage to become a second unit. Doing something like this allows for forced appreciation, helping your numbers significantly.
