I am thinking to pick up a property in Hawaii to flip. My worry is that the vacation houses are too volatile, i.e. they are the first to lose value in recession and the last to recover. Does it make sense to do a flip in 2019-2020 if the current market value make sense?

First, you dont pay tax on interest payments, second, when people say X% return on cash they mean X% before tax.

@John Hunt your biggest advantage is your age. When I was 20 I pulled out mortgage for 2 condos. I had no idea what I was doing, just found the cheapest and not renovated ones. Then I paid it with tenants money. 10 years later sold it for over 500k. So at my late 20s I had funds to invest. The life is limited and you have more time to invest than those that start later.

@William C. Omg as if hubzu is not complicated enougth... Just wait, it will reappear on their website. Contact them directly about violations. I am surprised selling agent is involved, they usually have one that lists hundred of properties (one for entire state).

@Nate Reed Are any areas of Round Rock good or there are those that it is better not to purchase in? I wonder if you could map the most attractive areas. I just moved to Austin and looking for investments.
