I couldn't agree more, Thanks! Being so new, I don't know the difference between a good vs bad realtor, but experience through trial and error and fail faster is the name of the game. I will be interviewing (I have been already started doing that) potential realtors and other team members trying to mitigate the damage as much as I can, but making mistakes is how we (or at least I do) learn best. :-)

@Julia Vang Hart Thanks Julia! This chick has laughed in the face of danger and relocating to sieze investment oppertunities that could lead to financial freedom is easy compared to some challenges my hubby and I have both faced. I will definitely be sticking around the boards so I can rave about my first deal, as well as my 100th and my 1000th!! These boards are helping me every step of the way.... :-D

I'm also a newbie and in the same boat. What I am having a hard time with is hearing the same thing of "there's slim pickings, no inventory". Is it because the stuff that stay's more than a month isn't worth what they are asking for?

Yes, I plan to drive down all of the streets that center around my hubby's old stopping grounds and parnter with someone who can manage the rehab while I am away. I already might have someone who can oversee the rehab who has experience in flipping on a casual basis that is related to my realtor out there. I plan on lining up some properties over the first weekend and make a list of all of the local portfolio and private lenders in the area and approaching them with properities in mind. It will be harder to find lenders willing to finance it since it is my first flip and I don't have a huge savings to pay for a deal with cash yet. Just trying to streamline the process.

I was actually think the same thing. I will be finding the deal with the realtor, bidding on the work with the GC and funding it with a local HML. I want to be involved in the project, but I may have to go back to CA before its finished and ready to sell. I'm hoping to grab a deal that we both could make $20k each in the end, but it would probably take longer than I can stay (4 weeks is probably the longest I could stay before coming back to CA). I will settle for a quicker project that I would make less on, but I like the security of working with someone experienced if I need to leave and still making it worth their time and mine.

I have been battling with that too (not letting it weigh me down or anything). I am thinking about using K Earle Properties just to get something on a business card and then spending a few dollars down the road through Elance or something to come up with a name and logo who specialize in branding. For my other business, we spent some money on a logo and it was totally worth the money!
