I just did this last with my personal home in Iowa when we moved to Florida.  I would recommend getting all the safety items taken care of, you can typically find a list of standard items from your county for rentals.  This would include items such as smoke/co detectors, railings, windows functioning, screens, GFCI, outdoor motion lights, and repair anything that is broken.  You could also get a home inspection to determine if everything is functioning properly and up to date.  If you are planning to pay for utilities I would plan on getting a nest thermostat or something similar to monitor HVAC.  If you have other questions, let me know!

My lease states that they cannot pay in cash.  The work around is to have those cash tenants get a cashier's check and then mail the check to me or deposit to my bank.

I would get professional photos taken and then post on Facebook marketplace as well as the others mentioned above.  I typically get thousands of clicks and hundreds of messages using this method. You can also join local FB rental groups and post the photos/terms in those groups.

The city of Sarasota does allow rentals with 1 week minimum, the rest of Sarasota County is 1 month minimum... with a few exceptions. Just be careful if you're looking for something in Sarasota that allows rentals shorter than those periods. Thanks Jon, appreciate the heads up.  I hear they are trying to pass some more restrictions as well.  I am going to stick to the 30+ days mid term rentals.

Good morning!  I recently located to Sarasota, Florida from Iowa and am looking to invest in single family homes to buy and hold.  I have 11 properties, one short term and 10 long term rentals.  At this point I am looking to do medium or long term rentals.  I got started with RE investing in 2012 as a way to quit my 9-5 job.  

I am currently looking to buy my first mid term rental in Sarasota, FL.  If anyone has any leads for off market move in ready properties or on market with sellers that are motivated, please send me a DM.
