Hi BP fam,

What is you favorite/most effective way to calculate expenses for a potential STR? What resources do you use? What has been most efficient for you and most accurate?

Right now, I base numbers off of other local properties' numbers, etc. Of course, I'll go to the appraiser website for updated tax info, mortgage payments, and the basics, to add in as well.

Usually at least one person will know or have answers to at least some of those questions. Hey BP fam. We are looking into beachfront (with beach access) condos for our next investment move.... ideally one that needs some love and is a value add. I've heard such mixed reviews from clients and fellow investors on their success with renting out condos. I found a few areas that allow weekly rentals, so, my plan would be to set it up as that and go from there.

1. Do you rent out condos/ have you in the past and how did it go? Successful? Best/Worst of it?

2. How did you know which HOA communities were open to helping with management of the rental? Simply calling? I know they do not put this on blast so my assumption is that is the only way. I have heard that they do help though and take part a %.

3. Any other insight on condo investments is welcome.

If the property cash flows on day one and you plan to hold for 5, 7, or 10+ years then trying to time the market will always be ill-advised. Just my two cents.

Overall what we’re seeing in our area is a rise in inventory as well as an increase in average days on market. We’re seeing more and more price decreases as interest rates rise and many buyers are choosing to not participate in the market right now.

The benefit to the buyers who are interested in investing is the decrease in purchase price, (especially compared to what homes were going for 6 months ago!)

This market is for buyers who are eager to negotiate a deal and get a home for significantly less than asking, buyers who have cash, and investors who know how to play the game. 

Thoughts? Things to add here? Where is everyone at as an investor right now? Whether you are helping someone with a real estate purchase, or, you yourself are buying — is now the time to buy or wait? Why?

Hey Emmanuel, I've been searching for a 100% seller financed deal as well. They are hard to come by in this high demand market - more buyers than there is inventory. 

I would suggest checking out "expired" listings and "price decreased" listings... I've noticed my conversations with these Sellars to go much smoothly when 100% SF is brought to the table.
