I'm considering getting started in a small town in Missouri with a need for rentals and very limited supply.  I'm looking at small/simple properties that will likely need a full rehab/renovation.  If anyone has experience doing a full rehab in the rural midwest, can you please share your avg cost per square foot so that I will have what I know is a very rough estimate as a starting point?
