Avg Rehab Costs per square foot in rural midwest??

I'm considering getting started in a small town in Missouri with a need for rentals and very limited supply.  I'm looking at small/simple properties that will likely need a full rehab/renovation.  If anyone has experience doing a full rehab in the rural midwest, can you please share your avg cost per square foot so that I will have what I know is a very rough estimate as a starting point?

@Alan F. is correct...it is difficult to put a SF number on a remodel/flip, because who knows what exact tasks will be involved in each project?

You can try to attach a number once you've done a few similar projects, but be careful because you can get in trouble if you're off even a little.

Better to hire a GC to walk the project with you and give you a number. Even though he will be 'guessing' an experienced GC will come pretty close, at least close enough for you to decide whether you wish to submit an offer....
