Hi,

This is the first property that I am analyzing for real and don't see how to do a Lien search.

There is a very, very inexpensive foreclosure auction near a University in Northern California. The auction is in a few days. This is Butte county, about 2 hours from my home. I found the Butte County Assesor's web site, but which report do I need to see what Liens exist against the property?

This 3 bedroom 1 Bathroom Single Residency house was sold in foreclosure a year ago. The neighborhood has houses at a much higher value than the auction price.

Also, after I figure out about Liens, what is my next step in analyzing a foreclosure sold at auction?

Hi all. Newbie here and new to calculating the deal. What cap ex number or % do you use for calculating expenses on an apartment, or is there no cap ex for an apartment and instead is only maintenance and HOA ? The apartment is 3rd floor, facing the ocean in San Diego. Thanks!

First, thank you, Josh and Brandon, for such inspiration and a place to learn. I am drinking down the podcasts and amazed at all the real estate possibilities. Who knew?

I live in North of San Francisco. Eventually, I want to own apartment buildings, but it will be a journey from here to there. After a couple weeks, I did seem to find a seemingly good pre-foreclosure deal nearby me in the Northern San Francisco area, but once I dug in a little more realized that I did not know enough to handle a pre-foreclosure property. So far, it seems that I will need to buy out-of-state for a while.
