I use Universal Capital for my rehab loans. They're hard money lenders in New England and are great to work with and have relatively low rates. I flip in the North Shore if you ever need contractors up this way. Wish I could help with South Shore referrals. Check out UC though, they're so easy to qualify with. 

I agree with Peter, it's just about finding the right deals. I flip houses mostly in the North Shore area and have in Chelsea MA (which is a good place to start right now) and inventory is definitely down making prices surge. It's just about finding the right deal and not settling for the higher prices. It really depends on the neighborhood you're looking in as well. For the first time, you might have to start off in a not great neighborhood to build equity until you can refinance and move up. Chelsea, Everett and Revere are good places to start where you can find properties that will be less expensive but will go up in value over the next 5 years. Try looking into a FHA 203k loan so you can find less expensive properties that need a little bit of work. Then you'll have good equity and can charge more rent once the reno is through.

My partner and I flip houses, mostly in the North Shore, but inventory is low. I'm looking to connect with wholesalers in the area who can add me to their network of investors. Essex County is ideal but Middlesex County and Suffolk County are good too. Please feel free to add my email to your list of contacts and send along any off-market deals you may have. Hi all,

I've heard that it's smart in an asset protection way if you setup a Revocable Living Trust to run your LLC if your LLC is a real estate investing company (i.e we flip houses). I don't know much about this concept and was wondering if there was anyone out there that would have some feedback or advice on the matter. Obviously our LLC offers us personal protection but what would be the benefit of using a Trust when investing in real estate? How would they be structured? Who is the Trustee, Trustor or Beneficiary in this situation? Any information would be helpful! Just want to learn a little more about this stuff.

As for the "poor" condition. I have access to the MLS and through the MLS is a link to the public records of all the counties, towns, cities etc for MA. It lets me search through the public records in any way I want, with "condition" of the property based on the tax assessment. I must tell you, it is quite a lovely feature. If you're an agent, or have an agent you work closely with, see if they can get you a list! MLS public records lets you put it into an excel sheet or actually into a label format. Easiest way for me to just print them and stick them on envelopes.
