Each HML is different. Some will include closing costs. Generally if closing costs are included you will pay higher points. When searching for a HML discuss these details with them

I love this conversation. What a wonderful way to revitalize a neighborhood. Anyone interested in doing this in Hot Springs? There are some grand houses from the bad old days.

I have set up and use a checkbook IRA. When I initially started researching this my internet searches led me to facilitators. They had some ungodly fees to set me up. I finally started searching custodians and found a custodian that allowed checkbook IRA's and charged no extra fees. The process is as @Brian Eastman described. I have used Advanta and have excellent service working with them. A word of warning for those with required minimum distribution. Be sure to keep enough cash in the LLC that you can pay your RMD. Being forced to sell real estate quickly to meet this requirement is never good.

There are many hard money lenders that lend to individuals. Most are more like private lenders in that they want to know you on a personal basis. If you have time with your deal I suggest you go to REIA meetings and any Meetups in the area dealing with real estate investing as tell people about your goal. If you were in the Hot Springs, Arkansas area as a lender I would definitely be interested in talking to you.
