Buy & Hold investors have unique issues and challenges and who knows them better than other Landlords!
Landlords who own properties in low-income areas sometimes have trouble collecting the rent. It goes along with buying affordable housing and servicing that market niche. Late payments, high turnover and hard-working people in a tough spot.
Section 8 housing is a program designed to assist landlords in renting to low-income tenants. It's good for the landlord, the tenant and ultimately the community. But there are some regulations.
Shannon Hill with the Springdale Housing Authority will explain the ins and outs of Section 8 that can be confusing to landlords. Topics will include:
How Section 8 tenants can reduce turnover
- What are the requirements for qualifying for this program
- What happens if there is a problem
- Restrictions that apply
Join us for an informative program that can help you smooth out your cashflow, reduce turnover and open your affordable rental to a whole new market. You'll learn a valuable tool for retaining tenants, meet other savvy landlords and enjoy a great lunch. See you at The Egg!

Buy & Hold investors have unique issues and challenges and who knows them better than other Landlords!
You spend a lot of time managing your real estate portfolio and the biggest complaint I hear is too much paper work and not enough cash flow. This month we'll hear how United Bank is making your job a little easier.
Josh Vasquez in a Business Development Officer with United Bank and has been in the banking world for 14 years. Recently, he was bitten by the Investor Bug and is in the process of purchasing a duplex with plans to rent his current home.
Josh will talk about how to manage cash, also called treasury management.
He'll help us understand the basics of electronic transactions that allows you to debit your rental money from a tenant's bank account.
But, what if your tenant doesn't have a bank account? Not a problem. Learn how to use Walmart's "Bluebird" card to debit a payment.
This is going to be a great program designed to save you time and money, keep your cash flowing and secure the payment process. You'll learn new techniques, meet other savvy landlords and enjoy a great lunch. See you at The Egg!

Are you a Rookie Investor or still looking for that first Deal? You'll enjoy this friendly group that gets together each month to network and talk about real estate.
Whether a Rookie or seasoned veteran, having a VRBO (Vacation Rental By Owner) is a great way to earn additional income. Some folks rent out a room in their home, their whole house or a separate dwelling on their property! Either way, it's an amazing way to gain a lot of experience - and a lot of extra money!
October's speaker is Allison Meehan, who moved here four years ago with her husband to "simplify" their life. They sold their Texas house and bought half of a duplex in South Fayetteville. No more yard to mow, pool to clean and high utility bills.
A year later, a smaller, older house came on the market and they forgot why they moved here and bought it. After buying a mower and hiring a contractor, the fixer-upper became their new project. They then decided to try running a VRBO and took on the expense of furnishing it to get ready for guests.
Join us Thursday to hear Allison's fun experience. She'll dive deep on the do's and don'ts of successfully renting your home. We'll network with other Rookies and meet some investor-friendly businesses while enjoying a great dinner. See you at San Miguel!

@James Mann & @Teri Feeney Styers
Hey guys, thanks for your interest. REI NWA members do have access to video archives of our meetings on our website. It's a great resource to have if you can't make it to a meeting or want to look back at previous programs. If you aren't a member yet, I invite you to check out our Facebook Page. We recently hosted a Candidates Forum at our last monthly meeting and we streamed it live. It was a great discussion with local candidates running for office in Washington and Benton county about their positions on Real Estate, Affordable Housing, and how local policies affect us as investors. https://www.facebook.com/NWAREIA/
