Thank you all.. Yes I just realized that I have to find an "Agent" in order to form this LLC in Philly. Forgot about this details. More headache..

Thank you Michael. I know PA government does not require the LLC to be formed in PA. Just wondering the pros and cons of forming the LLC in Philly vs NJ. The tax impact should be the same no given that this is a LLC? Thank you

Hi I'm based in Jersey working on first out of state LLC investment in Philly. Didn't think where LLC is based could have an impact on owning rentals in Philly. Another investor friend suggested that the LLC should be based in Philly. I always thought LLC passes through to its Members, there will be taxes for Philly etc. Anyone has experience in this area?

I would've posed this question to my tax accountant. But she decided to move onto other ventures. So I'm in the process of finding an accountant, to complicate things.

Hi interested in buying small town homes as rental property. The ARV is likely around or below $100K (in Jersey). Wish to find out if there's any portfolio lenders? Or other financing options?

Thank you everyone.. So glad I reached out. All excellent advice. I'm going to use my own guys to do this and have the tenant sign that addendum. Thank you!! 

Thank you everyone for the input. I think the tenant wants her boyfriend to do the hookup. I'm going to get estimated cost for setting up the hookup and take it from there. Thank you.

Thank you. She has her washer/dryer from last residence. She asked if she could hook them up on her own.. well I assume she'll need to hire someone.
