Hi my new tenant asked if she could install her washer and dryer with her own $. As much as I want a happy paying tenant (she is so far a good tenant), my concern is the installation part. What if her contractor accidentally caused something else to go wrong? Then we get into this whole whose fault debate.

Any suggestions? Thank you

Thank you Justin. Yes the other member is my husband which is a disqualified person. I consulted every step of the way with the company that set up my solo 401k. I know the LLC set up itself is considered Kosher. I just consulted an attorney to review a few things as well. When you say "a review of the prohibited transaction rules may be in order", are you referring to the set up, activities? I'm hoping to find a CPA who has experience filing taxes for this type of transactions. I myself has extensive corporate finance background so preparing and providing P&L, BS, CF etc. won't be an issue. But I am not a tax accountant. Thank you

I recently bought a rental property under a LLC that is 65% owned by my solo 401k. Looking for a CPA who is familiar with doing taxes for this type of structure. Preferably northern NJ. Many thanks
