Interested in looking at land deals in Breckenridge and Vail, CO. and getting connected with a reputable builder. With my background in custom construction financing and contracting, I want to help my mom get connected with brokers and builders in the know for great sites to develop a nice SFH out there. If the opportunity is great and it makes sense, we'll likely go in it together. If anyone has a recommendation, I would love to hear it!

Perform a title search. Get a real estate law firm that does title work or get a title company to run a search. It costs less than $100.00 for residential properties. You will likely find way bigger issues than some unpaid tax lien lying ahead.

Has your accountant thought about creating a c Corp structure within your LLC so you can possibly take a 280A dedication as well? That does not directly answer your question but it may help.
Remember your spouses won’t have control of the asset unless they are in there now when you die, absent certain trust documents in place.
I’m not an accountant- but I have to work with them constantly. I would ask a different accountant- get three different opinions.
