It's ironic that this program was set up to reduce investors competing. It does the exact opposite!

All the investors line up their offers and then on day 15~~viola!! Competition galore!

This is how I got both of my rentals. Had the offers written, submitted on day 15. Negoiated that day...done.

If you really want the house, get your offer submitted.

In NY, its a "buyer beware state." Which means, everyone is out to screw the buyers(sellers, agents, etc.). We have additional paperwork that everyone has to sign at "first substantive contact".

As an agent, you will most likely have buyers that fit your listing or vice versa. Here, we have to tread very lightly. In other words, CYA and make sure all paperwork regarding dual agency is explained and signed!! :D

It can be tricky. All parties have to agree to dual agency here.

I don't have any advice either or should I say, my advice wouldn't mount to a hill of beans! But I agree with the others, don't beat yourself up over the $800. Demand your money back and go on!

This thread alone, has probably educated more people than you know! I'm impressed by your straight-forward questions and scenerio.

I just wish I had contacts in that area to help you. :cry:

As the others have said, it depends on the state you live in. I'm inclined to say the answer is going to be No.

Part of a realtors dues goes to pay for the system that runs the mls in their area. If non-licensed "assistants" can have access, than what's the benefit for the realtors that pay those dues?

Good point Michael...but some sellers don't want to see low ball offers. But that's usually in a traditional seller/buyer transcaction. I, personally, would want to see everything!
