The fact that I had to look up the acronym OPEX shows how green i am.  Seems like there are a number of units in the area that are not in flood zone. 

From some brief research, looks like property management shaves about $200 off the cash flow

So $600 because $300 with expenses, cashflow etc which i guess is ok at $2500 rental income and better if it rents higher. 

Anyone have insight on how fast 3 bedroom SFR near schools go in Woodlands?

I'm a first time investor looking at the Houston area.

Does anyone have thoughts on Woodlands? See 3 bedroom SFR near the schools for about 300K that rent 2500-2900 on craigslist.

Mortgage $1000

Taxes $500

Insurance $105

HOA $275

About 1900

Which means at 2500 I could still return $600/month?

Please rip this idea apart as much as you can.  Sounds too good to be true?

Count me in! I'm near the museum as well

My husband and I are new to real estate investing and looking for areas that would have good rental income. Where are the city folks fleeing too and are they buying or renting? Ideally within the tai-state area or 90 min from NYC.
