Hey friend- I get it. I go back and forth about this as well. It's something you definitely have to sort out on your own/frame it the way you need to. For me- I think about how I'm buying properties that most people don't want and then making them actually desirable/helping build up the neighborhoods- to be very very brief. Also, when I sold one of my properties, I refused to sell to an institution, and instead sold at a market value (I still run a hard bargain :D ) to an actual person who intended to use it as their primary residence. That was my small way of sort of doing the right thing as I see it for me.

Update, I no longer recommend my agent. Section 8 is a mess, but worth the hassle. My tenants are still fantastic- this was an amazing deal.

Single-family residence buy & hold investment in Fresno.

Purchase price: $173,000
Cash invested: $20,000
Sale price: $330,000

This is an old home, I don't recommend investing in cute properties from the 1920's unless you have a lot of extra cash. It's not for me, but I know someone out there- this is exactly what they love. Everything needed updates. It was a mess. Glad to sell, even if I did have a renter in place and it was cash flowing a couple hundred a month.

Townhouse buy & hold investment.

Purchase price: $150,000
Cash invested: $40,000

Section 8 Row Home, excellent tenants, Baltimore City near Druid Hill.
1800$ a month in rent, 700$ cash flow.

What made you interested in investing in this type of deal?

Needed somewhere to throw my money from selling my last house.

How did you find this deal and how did you negotiate it?

Exhaustive home showings, figuring out what I wanted. Found a seller that had sat on the market for about 2 months. Initially wanted a duplex, but couldn't pass this up. Too easy.

How did you finance this deal?

Conventional financing with a larger bank.

How did you add value to the deal?

Didn't do anything except buy it.

What was the outcome?

Stand by for that.

Lessons learned? Challenges?

Be open to any type of real estate. This one was a surprise- I just said "Screw it, let's go see this property, seems too good to be true, also isn't what I initially wanted..but cashflow looks good." Use your calculator!

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes, Marisol Bonds as my agent. I pick an agent and stay with only one in the area.

Blue Ribbon schools are those that have significantly higher ratings. My area is 9/10 whereas my Baltimore home is 2 to 3/10 depending on school.

 Absolutely, I'm just getting set up here and didn't think anyone would see this but me. Rent is 2247$ in Federal Hill BMore. Right off Light Street, near Cross Street Market. Love the area. I'm closing on another BMore house and will post the details on that. Way better in terms of cash flow- but hey- I have a beautiful home in Fed Hill that will never have problems in terms of higher paying tenants. :)

Huge home, pretty much was a lemon. Still undoing the terrible DIY jobs of the previous owner

I worked with same agent from my last purchase- cultivating a relationship with one agent over time. I'm a repeat customer. :)

Once again, newer builds are the way to go. A house with "character" is no fun if you're tired of being a weekend warrior.
