One thing you can explain is "If I flake out and decide not to buy it, is it ok if I find another buyer for you as long as you get the price we aggreed to?

Or "If for some reason I decide not to buy it, as long as I find a buyer to take my place at the same price are you OK with that?"

Thanx and do you find that yellow letters find the truly motivated sellers? I have sent out over 300 but I get people mostly saying...if you give me the right price, I'd sell. These people done sound truly motivated to me.

Absolutely. People telling the truth will likely be around much longer than people who lie. Think about building your buyers list, if you have an investor who you can call anytime you get a deal if you lie to him on the first deal than you've probably burned up a valuable relationship.

If you don't lie about #1 you wouldn't have to lie about #2. #3 I don't see why you wouldn't tell them about the water bill to begin with.

Chris, so what are some phases you would use in response to some of my examples to tell the absolute truth?

If you never intend to purchase the house yourself, then the above is still a lie. I suggest telling the absolute truth; if your business model does not work when or because you are truthful, then find a different business model.

So what's an example of some phrases I could use to tell the absolute truth?

ok, but how does that work when u bring investors to look at the house? Won't they know u are not buying then?

hi guys. I'm new to wholesaling. Currently I have a property under contract, but it's a shell in the hood. I'm trying to make a fresh start on a new deal. I work really hard sending out letters, but I'm worried about showing up at someone's house who thinks I will buy the property only to hand them an option to purchase contract.

Does anyone else have a problem selling this concept? How can I make my seller feel better about it?

If you say you are the buyer won't you get caught when you start showing investors the house???
