Hey, @Karen Margrave! We own four of our sober living homes and rent the other four from landlords (we picked up a few more since my last post). Rent will differ on each home - it depends on the landlords situation and if the rent they are proposing works for us as operators as well. Rents in Denver are quite high as well but my husbands program offers a ton of support so they are paying rent per bed but also getting access to meetings, coaching, etc. We charge anywhere from $800-$1300 per bed.

Hey, @Anne Lu!

Congrats on getting your license! How exciting! I started at eXp and am now at a small, boutique brokerage in the Denver area. I would be more than happy to chat with you about my experience and offer any advice to you! I'll send you a DM!

Hey @Carmen Moscarillo! Thanks for the tag @Ryan Thomson! I'd love to chat more with you about your options for a property in the Denver area. Both Mo and Ryan have nailed it in terms of what you can expect for financing. At the end of the day it will really come down to what makes the most sense for you personally and numbers wise.

I'll send ya a DM so we can connect more about your goals!

Hey @Xavier Leal! Colorado Springs is a great place to invest - I recommend connecting with @Ryan Thomson - he is an expert in the area and is absolutely killing it down there! He helps plenty of investors find the next property!

Best of luck!

Hey, @Denise Hogue! How exciting that your daughters are getting started with real estate investing! Depending on their specific situation, I would recommend looking into an FHA loan to reduce down payment. For closing costs it's a lot easier to negotiate these days so definitely some options to get seller concession to cover closing costs and/or rate buy down.

I'll shoot ya a DM to chat more!

Quote from @Joe S.:

How would someone find an operator to rent their property to?

Hey, Joe! Honestly, I would start cold calling some of the sober livings in your area and see where that takes you. Every market is different but I know in Denver there is a great community of operators that support each other and connect operators with investors all the time. So, start there and see where that takes you!
