Thanks. I've read all about the 44111 zip in the Ultimate Guide. I'm looking for more information.
Hey, guys!
Could someone explain to me what's up with 44111 zip area? I mean, it's so different from street to street, right? Where are b, c, d areas? I'm trying to find a nice buy and hold property in this area, maybe as part of brrrrr, but get confused with the various neighborhoods. Thank you!

Hi, Sharon!
Are you interested in Cleveland area? If yes, I would recommend Parma on the west, and Mayfield Heights on the east as cash flowing markets. For more info, please pm me, I'd love to help, I'm also from WA state :)

It a more affordable market right now, worth looking into.
Hi, Austen!
Where in PA are you located?

You loose the home field advantage, you don't know the market, you have to pay people to do things for you and you still don't know if its done well. And you are competing with all the local investors - and you need to out-money them.
Your profile does not say where you live, but if you are in a market that is not one of the top 5 most expensive on the coast, you are probably better off to invest in your backyard. You need a large economic delta between your home market and your target market for the whole thing to make sense and to create a benefit that is larger than the OOS burden.
Milwaukee is a great market, but the question for you is not which market is the best. The question is, which market is the best for you? Where do you have an unfair advantage? (You'll need it!)
And that comes with proximity, familiarity, and contacts. Hope that helps!
That helps a lot, thanks! A very fresh and smart perspective!
I'm from Bellevue, WA. Unable to buy here just yet.
Best, KC.

Happy to jump on a call to discuss the Louisville, KY market. David Greene and Brandon Turner are big fans.
Hi, Rob! Thank you!!

I don't get into the this market is better than that market stuff, but I saw Cleveland, Ohio was on your list. If you're doing research on Cleveland you'll want to check out The Ultimate Guide to Grading Cleveland Neighborhoods.
Now that was super-helpful!!! Thanks, James!! Highly appreciated!
