I agree 100%. Worst case is they say no and your in the same position you were in before. I have just heard some investors move on without saying anything because they don't want the reputation of low balling people.
I thought it was just an interesting approach.

I was curious how everyone goes about making offers to people that are well below asking price?
For example: If some is asking 170k for there home and after you do your due diligence you know that the most you can pay is 85k.
Will you still make an offer of 85k? Or just move on and tell them to reach out if they become more flexible on price.
I have heard people doing both. Some say its better to move on from the deal and tell the seller to reach out if they become more flexible on the price, that way the investor doesn't get the reputation of low balling people. I also head investors say you should always make the offer because you never know.
What are everyone's thoughts?

I am a licensed agent in Missouri and I am getting ready to put some properties under contract. These properties are off- market and not listed with an agent, I will be purchasing FSBO and wholesaling the deal. Just to clear everything up the seller is not being represented and even though I am an agent I will not be representing myself nor the seller.
Does anyone know if I HAVE to use the state contract provided by KCRAR or will I be okay using the FSBO contract provided by my title company.
The title company said I can use their contract and I just have to disclose that I am a licensed agent.
I just want to make sure I’m not doing anything wrong!

Kansas City investors! Does anyone know if you are registered to do business in Missouri can you buy a house in Kansas under that LLC? Or do you have to register your business in Kansas as well?

@Grayson Gist I don’t recommend associating yourself with a racists. The real estate world isn’t as big as people think and word spreads fast. Your reputation is everything when it comes to real estate and doing work with someone you know is a racist could end up bad for you in the long run.
Imagine word gets out about this guy and people find out he did work for you. Then all a sudden rumors about you could spread. This is just a hypothetical situation but something to think about.
In the end, the decision is up to you. It’s easy for people to get on here and say “I would never do work for a racist” or “go spend more money with someone different” when they aren’t the one spending the money.
