I have 3 vacation rentals with 2 more in the works. I currently only list on Airbnb and VRBO. The calendars are synced, but that's the only thing we really have that is automated. I am looking to maximize our rents and occupancy as well as automating some communications, etc. Is Guesty the best option? Is $100 per unit the best rate, or is there another option other than paying 3%?

I am under contract to purchase my first mobile home. Price is just under $100,000. How is getting a loan on a mobile home different than a regular home? I am paying cash to close but want to pull as much money out as soon as possible. What options do I have?

What is the best way to track rents? Is there a program that tracks direct deposits or automatic withdraws so that if someone doesn't make their payment we get notified? We have several single family homes, but now have a larger commercial property we manage. Looking for resources to make our operation more efficient. Thanks!

I own a duplex in Tampa, purchased around 15 years ago.The structure is about 100 years old. I currently owe about $170k and the current value is about $350k. I’m looking to do a complete remodel and addition. The bids I have are roughly $200k which would bring the value up to about $750k. Any advice on the best loan for this. Are there construction loans available? I’ve talked to a couple hard money lenders, but they won’t take a second position. My plan is to refi after the work is completed.

I love the idea of self closing doors. Unfortunately, this house has 3 sliders to the backyard. The house has a large pool and lots of other outdoor amenities, so we mostly rent to multiple families. I’m sure the kids are in and out all day long and they rarely shut the sliding doors. Also, we’re here in California, so our rates are sky high.

My electric bill during the summers is around $1600/month. It’s already been over $1k/month for the past few months. I’m sure my guests run the AC 24/7. When the doors and windows are open, when they’re gone for the day, etc.

What systems are available for shutting off the AC when nobody is home or if windows or doors are open? I don’t want to monitor it myself, I want it to be automatic.

I’m sure it depends on location. I’m in San Diego, and it’s definitely a difference maker here. I installed one in one of my homes that didn’t have one and it rents more often and at a higher rate. I think it will pay for itself in 2or 3years.
