Does anyone use a rental agreement outside of Airbnb and VRBO? I had a guest back out of renting the day they were supposed to move in, and now they are disputing their credit card charges ($3200). It looks like I will lose the money because I don't have a separate rental agreement that specifically states there are no refunds if guest decides not to stay. If anyone uses an agreement would you mind sharing?

I have a SoCAl property with about $500k in equity. I am considering selling the property and reinvesting for better cashflow. If you had $500k (and willing to leverage) what investment vehicle would you choose? I am considering apartment complex, mobile home park, storage unit, notes, etc. Also, with your chosen investment what would you think the numbers would look like?

The homes I'm under contract on our around $900k. It appears I can sell now for around $950k. If I have to pay commissions it will cut my profits in half, so I am looking for other ways to reach potential buyers.i am thinking Craigslist, bandit signs, flyers, etc. any unique ideas would be appreciated.

Does anyone here flip new construction homes? I have recently gotten contracts on homes that will be completed in 4-6 months. I would like to sell them before they are finished. How can I market and sell these before I have to close on them?

Specifically, I would like to cold call lists instead of or in addition to doing direct mail. Is there a better list to use than others (out of state non owner occupied, probate, expired listings, etc.) I'm looking into hiring someone to do this for me full time and would like to find the best approach. I would even consider buying a program or taking a class if someone is teaching this.

Does anyone do any cold calling to spefic list to buy properties? If so, can you describe what you do? Do you have a script you use? How well does it work, etc. Thanks!

I think what you might be talking about here is a "backflip". This is where a third party buys your note from the bank at let's say 30% of it's current value. Let's say you have a loan of $500k on a home now worth $300k. The third party attempts to purchase the note for about $210k. If the bank will sell them the note the homeowner then refinances for around $260k. The bank gets rid of a "high risk loan", the note buyer makes $50k, and the homeowner erases $240k in debt. Not sure if these are successful, but that's the strategy.
