sorry old thread but..
i've gotten out after 9 years in the navy.. 8 years in i bought with great timing.. prices plunging and low rates.. got a sweet duplex on an island which actually created enough cash flow to live off.. scooped up another island duplex with my mom only a few months later.. in the next 3 years was able to save enough to pick up 2 more houses paid in full.. and now 6 months later i'm in the market again.. still can't believe how well it's going.. so happy i chose to get out.. i do what i want when i want.. for me i wanted to buy asap.. it's a great time to buy..

yes the info here is awesome.. my perception of corpus is.. it's not flooded, but there's some good deals out here.. i think the market here is more over looked that the bigger cities.. so less competition which is good..
topic is a bit old but hey..
i drive an 03 trailblazer paid cash.. nice to see other investors have the same ride.. want to get an 05 or newer frontier 4x4 for hauling and the beach, but can't find the price i like.. also ride an 07 kymco people S 250 scooter that gets 55-60mpg also paid in cash..

Howdy everyone,
My name is Mike.. Before getting into re iI had read a few books and listened to a few audio tapes.. I've been lurking on the site for awhile now.. Wish I had found it before I first started.. I had thought 1% deals were good, have since required at least 2%..
I'm from cali, sacramento, but live in texas now.. got out the navy after 9 years.. was scary since i was halfway to retirement and with unemployment so high.. what was i thinking? but the numbers i was running made me think i could survive on rei.. so far so good.. plus i got dogs now and u can't bring them out to sea with u..
Got my first property is Dec 09.. A sizable duplex by the beach.. live with a bunch of roomies but that can be trying at times.. find myself having to clean up after them but the money is good.. i'm actually able to support myself off this one deal.. crazy.. bought a 2nd duplex with mom a couple months later on the same street.. can't qualify for another loan so thought i was out of the game.. till i did some reading on here and got interested in the 2% rule and cheap homes around 35k.. last month closed on a hud home.. which will be a 3-4% deal.. so things are working out so far..
Love how rei gives you so much freedom.. U don't have to show up to work everyday, answer to the boss, and deal with everyone's issues.. I want to keep building, keep learning, and eventually be able to travel the world whenever I like..

live in one side of a duplex i bought and rent out the extra 4 rooms to 4 college girls.. which is cool but ready for my own place..
i keep a close eye on my budget too, so it's nice to hear some of ya'll do too..
