I started a campaign recently (again if some of you guys read my old post on postcards.) and I've been getting calls but having a hard time screening them to see if they're worth my time.
What do you guys look for in an absentee homeowner deal before you go further with a seller?

@Justin Silverio Do you have any suggestions or advice to help the mail-piece stand out?Also, how do you scrub your lists?

I went with a marketing campaign of 500 postcards. The list was composed from listability and included the following traits.
properties in Oakland County
Owners live Out of Area – anywhere in the US except Oakland county.
Omit property known to be purchased after 2000
High equity and unknown

Hi all,
I recently started a mailing campaign and it bombed pretty hard. I know that the first campaign is not going to be the most fruitful.
I went with a mailing list to out-of-state buyers who have little to no debt. Didn't even get a single call. What do you believe went wrong and how can I improve future campaigns
Is it possible to wholesale foreclosed property? I've seen a lot of people stress pre-foreclosure over foreclosure. Anyone here build a business around foreclosed real estate?
