I found a house in which the numbers look good but my real estate agent has told me it has really bad curb appeal and that it would take longer to sell. How much should I take this into account for a buy and hold property. Will the bad curb appeal make it less likely to rent out?

Thanks @Christina Carey , the house is a foreclosure and only been on the market a couple days. The are selling to owner occupants only for the first 20 days and after that it is open to investors.

So, still fairly new to investing in real estate, I have been looking for buy and hold properties in my area. I just happen to stumble on what I think is a good candidate for a fix and flip. The house is being sold for 125k as a 2/1 with "extensive rehab" needed. My agent had told me that we could sell the house after the rehab for at least 215k if we added another bedroom. My agent also told me that the house might qualify for a 203 renovation loan and that the loan comes with a licensed contractor to come look at the property. As this is my first potential purchase, I am scared of paying too much for the rehab.

Any advice or suggestions?

@Travis Rasmussen that seems to be what I am hearing, around 80-90 percent occupancy. I am currently looking at homes that are about 10 miles away from Pigeon Forge.

Do you use Airbnb? If so, how easy is it to get people to rent your property? And how often does it get rented? I think this would be the way to go around all the mountains and tourist areas.

Thank you @Jared Higginbotham , I will definitely keep you in mind. Once I find something I want to purchase, I will be in need of a property manager.
