@Darrell Hayes what are the first steps in getting that LLC together I just stated hearing about business credit sounds like a good avenue for me.

Hey bro, I am looking for Buy and hold deals I have been considering out of state dealings, I am not aware of the market though out that way it would have to make total sense for me. I have a good income but not enough cash reserves. For a new investor as myself in the surrounding Seattle area the median house range is around 540000$ So I would need a JV partnership even out In Atlanta.

Yes I see, at the beginning  I wanted to creative financing do like a joint venture on the front end cost up front in order for me to obtain the deal then do a refinance out my joint venture.

Seriously I go with what j Scott said, and have a attorney draw it up if you want to be on the safe side he will have your best interest I would not go into the deal with out backing and if this dude really wants it he will go along with it.

@AshiaKing I would not go as far to say you are gullible at all I would have a hard time believing that most people are in it only for the money. 

Next time if possible try a double close this could help, better luck next time.
