Here in Metro Detroit multifamily that makes sense has become hard to find . However single family in good non hood areas can be had for $80-115k that rents for $1100-1300. Much higher cash flow can be found in the class D areas , but headaches and situations that eat up cash flow are very common.

I'd start the eviction process asap . Keep trying cash for keys .

2009-2014 there were some awesome MFH deals all over the US. Some awesome value add opportunities . Much tougher to find the bigger MFH value add deals these days , but it can be done with networking /marketing .

Only a few cities around here require them for rental inspections. Home Depot sells a basic one for $20, worth every penny .

Keep and rent it . Flips are cool , but you only make money once . Rentals is money monthly forever .

Does your lease state that tenants are required to have renters insurance at all time ? Most tenants will never pay the measly $70 per year for renters insurance . But for a case like this you could just tell them , "your renters insurance that your required to have covers a hotel "
