Tenant is on government assistance and rent is deposited into my account every month like clock work. The lease says he needs to pay the monthly water bill, about $40-50 per month. His bill is up to over $300 now. The city will not turn off the water, just put the bill on my taxes as an assessment. 

Every time I contact him about it he gives me a story and how he will pay in full in a few days. It never happens. 

what do i do in this situation?

I currently have 7 condos in Westland , been slowly buying for the past 3 years ( mostly bank owned). All in for 18-23k each with fixes. Rent for $650-675, association dues are $30 per month. Best cash flow I have found outside of Detroit /inkster.

is this in the green view condos ? 

8k for a condo in westland is a great deal.

Yes if I win I get the $650. Not sure if court costs are deducted or not.

She posted the $650 "bond" to secure a court date 1 hour before the 24 hours was up today at the court. Now we have a court date on June 28th. I have been doing this for 4 years, have 10 units total and have nothing but great luck with tenants. I guess I was due for a tenant from hell. 

Ill keep you guys updated.

self manage 10 units. I sell real estate full time. Not very time consuming with only 10 units, but it does come with a few headaches.

I talked to her and hinted at the option of her paying me the 2 months she is behind, $110 water bill, and $200 HOA fine she received because of her dog. rent is $650 per month. She said " i can have 650 to you on friday....".

Not falling for this one.

Only about $160 total. The way it works in this city is if the tenant doesn't come in and set up a court date they automatically default. That way I dont have to show up to court, which is nice.

She has had about 40 days to figure this out. Also she hasn't paid the water bill....go figure.

Served the 7 day, no response. Tenant Failed to show up to court, default judgement was entered. Had to wait another 10 days, then court put 24 hour eviction notice on door. She has 24 hours before sheriff arranges "services" to physically move out.

Of course she is now blowing my phone up trying to pay.

served 7 day notice. They never answered summons so they defaulted . Court gave them 10 days to move out before I can arrange "move out services".

How much are these move out services ? Do I pay the sheriff to go and remove them ?
