I'm probably missing something obvious, but I have been wondering if it's still possible to consider a house to be a good deal, even if there's not really any repairs that it needs? As in the purchase price would be basically the same as the ARV. Under those circumstances, if the cash flow is still >$200 and the ROI is still >12% (just based of Brandon's criteria) would it still be considered a good deal? Or am I missing some major things? It's kind of just a hypothetical situation I have been wondering about.

@Kelsi Dockins how did you go about finding contractors? Any recommended ones? I am looking to do a fixer upper in the suburbs close to Minneapolis as well. Thank you!
@Jonathan Bombaci Thank you for the advice! Yes I am hoping to learn a lot, that is why I want to do a lot of the work myself. I will definitely keep permits at the top of my check list if I decide to go forward with this.
@Johnathan Bombaci I am currently interested in SF homes and hoping to do some work myself, and the harder work with contractors. Anything I'm interested in right now would definitely fall under a starter house and those estimates are helpful! Thank you for the very detailed response.

Hi, I am brand new to real estate investing and I'm particularly interested in flips. I am hoping to educate myself on how to better estimate repair costs. So far I've just been googling averages, but if anyone has any highly recommended tips and resources (books/videos/websites/etc) that would be great!
@Jeremy Willis "The Book on Investing in Real Estate with No (and Low) Money Down" would be a great resource for you to read. In this past week's webinar @Brandon Turner also advised to partner with someone if there is a great deal but you lack the funding. Your partner brings the money and you bring the "hustle and knowledge". Not quite in Richmond but I know a realtor couple in Williamsburg who I could recommend. I personally have not worked with them in real estate, but I did work with one of them in a previous engineering position in VA. PM me if you would be interested in getting in contact with them. :)
Hello! I am new to real estate (and the Minneapolis area) and I am looking for references to build a team that can help me take care of rental property in the area. I'm currently looking for references for realtors, attorneys, property managers, and contractors, but I would welcome any suggestions for additions to my team as well!
I will be moving to Minneapolis soon, so I would greatly appreciate any general advice for investing in area too! Since I'm just starting out, I'm not planning to invest in places that are in the center of the downtown area as they're probably way out of my budget.
