Every property is different, and every person is different, therefore I tend to handle each situation uniquely. I would generally speak with the tenants and see if they're willing to move out, and how you can work with them on the date - figure out what they want, and find a way to offer it to them. Maybe offer to pay for moving expenses, and then sign an N11 together, mutually. If you really need them out and they will still not work with you, you can offer a larger cash incentive. 

If they still don't agree, you can move into one of the units and pay them last-month's rent to move out in 60 days. 

That being said - if the existing tenants seem like they are respectful and pay rent on time, it may not be a rush to have them move out right away, and you can cash flow while slowly turning the building around.

I won't be able to make it out tonight, 2 of my units need to be finished by July 1st so I'll be putting in some time to make sure it's ready. Hope everyone has a great meetup! @Matt Geerts I look forward to actually catching up someday soon :P

Before making any assumptions, I would politely ask them what their thoughts are on moving out in a few months. If they're good people and you provide reasonable time for them to move, and maybe offer to cover the cost of their moving truck, they may be willing to sign an N11. If not, the last month's rent on a new place is usually a sufficient incentive. If neither of those things work, I would suggest crossing that bridge if you get there.

I am currently investing in London, but I grew up in Sault Ste Marie. I just thought I'd chime in and mention that the Sault is heavily dependent on Essar Steel for jobs, and risks a collapsing economy if the plant were to ever shut down. Long term, it could be a risky city to invest in real estate.
