“before you do any, make sure you .......” wear flats instead of heels to look at properties.
“Set up a .........” time for a drink after looking at properties.
"Don't bother with........" wearing nice clothes when looking at foreclosures and REO's

What PJ said is correct.
I would not install an audio camera, Unless your lease contains a separate provision for permission between you and your tenant's. …. but you would also have to save permission from any visitors to the property who are not tenants.
If you do install audio recordings, I give you about a 73% chance of being sued year to year. That's just my opinion.
The above NJ statue states that if you audio record 1 word without you being party to that 1 word conversation or have consent to record, you are subject to arrest.

Look up recorded deed at county, IF the reverse mortgage is recorded or call a Title company and ask.

New Jersey law (N.J. Rev. Stat. §2A:156A-4(d)) makes it illegal to intercept any communication, with the exception that the person be a party in the conversation, or give consent.
Video surveillance is not covered unless you capture hearing impaired communication through sign language, which a NJ apt complex found out the hard way when a Jury awarded a deaf couple $750,000 plus court and attorney fees for violating the above statue

This is why people on BP need to post as much information as possible about the property/deal they want advice on. You spend time and effort trying to answer a question, then it goes from "can you switch up septic systems" assuming a single unit property , to "it is a mobile home park. And it is the owner of the treatment plant."
In all likely hood (99.99% certain) , zoning required the Private Waste Treatment Facility, because existing Public Sewer is near or at capacity in that area.
So the real and only answer to your question is "Go contact the zoning board" No one else will be able to give you the answer. Be prepared for an emphatic "NO".

@Michael Henry
For me it depends on the project and my interest level and the time of year.
I just had a contractor give me a proposal for about 10 items on a rehab. With the summer here i'm facing the same issue with busy contractors. I offered $75.00 for his time.
The thing about any project is defining the problems and finding a solution that solves that problem.
Wait until you have a permit issue and have to deal with a local zoning board that won't budge.

A vast majority of properties at a Sheriff's sale have liens on them
. Some states have online deed and lien searches.
. Going to the county courthouse is an optional laborious ,time consuming way to do it.
. Establishing a relationship with a Realtor who already knows a Title Company is another way.
